The results back it up: a 5.0 rating across more than 60 reviews, a 2025 Double Centurion award — one of Century 21’s highest production honors — recognition as the Castro Valley/Eden Area Chamber of Commerce’s Best Realtor of 2024, and a nomination for the Bay East Association of Realtors’ Realtor of the Year. But numbers only tell part of the story. To understand Janella, you have to hear how she got into this in the first place.
Janella’s path to real estate started with a pink slip from family. “My mother-in-law fired me from being her assistant,” she laughs. “She’s a lender, and I’m horrible at math.” But instead of a goodbye, it was a beginning. Her mother-in-law handed her a small check, told her she’d make an incredible Realtor, and introduced her to her best friends in the business.
She was right. “This career is an amazing path when you genuinely love what you do,” Janella says — and that love shows up in everything from her negotiation strategy to the way clients describe her years after closing.
Ask Janella what she specializes in and the answer isn’t a zip code or a price point — it’s a relationship. “I specialize in creating clients for life,” she says. “Whether buying or selling, I go above and beyond to make it an amazing experience they want to tell their family and friends about.”
She serves buyers and sellers across the East Bay and Tri-Valley — San Leandro, San Lorenzo, Castro Valley, Hayward, Fremont, Union City, Livermore, Pleasanton, and San Ramon. An RCS-D certified Realtor trained by some of the industry’s top professionals, Janella researches every option and avenue available to tailor her recommendations, because she believes every client is unique and deserves a personalized plan.
Janella’s favorite success story is a masterclass in just asking. She was making calls and reached a man in her clients’ $775K price range. He wasn’t selling — but his dad was. She called dad and found a 4-bedroom, 2-bath home in Livermore, well above her clients’ budget.
“I just happened to say, jokingly, ‘You wouldn’t want to sell it to my clients for $775K, would you?'” Janella recalls. He answered instantly: “Yep, that’s my number. Come by tomorrow.” She told him he could get $975K. He didn’t care — he had plenty of equity and just wanted to move his parents to Texas.
Her clients had been resigned to a townhome at the top of their budget. Instead, they got a single-family home worth $200K more than they were prepared to spend. “I love what I do,” Janella says, “and the fact that the work we put in can actually change lives — it’s pretty amazing.”
Janella’s “above and beyond” is sometimes literal — and occasionally allergic. Right now she’s feeding a client’s cat for a week. The catch? She’s allergic and not exactly a cat person. “Shh… it’s a $1.7M listing, soooo… worth it!”
It’s a small, funny example of a bigger truth her clients describe again and again: she does whatever the moment requires. As one put it, she “fights for them like a mama bear protecting her cubs.”
Not every challenge is a happy surprise. Janella recently worked with a seller who couldn’t see anything wrong with his home — no repairs needed, no updates, and a price well above the market. Rather than argue, she showed him the math.
She walked him through a Buyer’s Estimated Net sheet, showing what today’s rates and prices actually meant for the people he hoped would buy. The number did the talking. He reduced his price by $100K. “I pray we go pending now,” she says. “Fingers crossed!”
